Location: Battersea

Hours: Monday - Friday 9-5:30pm

Salary: £50,000 - £65,000PA + fantastic company benefits

A client and residential customer facing role taking responsibility for delivering residential and property management services for the development. Alongside another property manager, delivering the Vision and Values of the Client in an innovative, operationally efficient manner providing an excellent quality and value residential environment for a wide mix of residents, Commercial Units, occupiers and visitors.


Reporting to the Head of Residential, and working with the Residential team, the post holder will act as the Managing Agent interface for residents and lease compliance for this unique mixed use property.


Key Responsibilities
Property Management
• Responsible for effective and efficient residential leasehold management including all internal communication with all stakeholders for the development.
• Develop and maintain a professional understanding and close working relationship with appropriate resident representatives including any Owner’s Associations, encouraging frequent and open communication and information flows on relevant building and estate issues. Lead site wide communications across the residential app with newsletters, operational updates and sporidic updates.

• Chair/co-chair Owner’s Association monthly meetings and adhoc Focus Groups. Be first point of contact for any queries or concerns.

• Manage all contracted services for the Concierge.
• Collaborate with the operations and technical managers for the development to ensure that works are progressed and relationships with contractors upheld alongside timely delivery of works.
• Assist in the management of the production of the annual residential service charge budget, coordinating the input of internal resources.
• Review monthly expenditure and open commitments. Ensure open commitments are closed where no longer applicable.
• Actively review budget vs actual on a monthly basis to ensure variances have clear commentary and provide assistance to the finance team in reconciliation and reforecasting exercises.
• Manage and update all insurance claims with the broker and report monthly claims updates.
• Draft and regularly review for appropriateness residential procedures and policies ensuring messages are on brand and are clear and concise and in accordance with the lease.
• Ensure that all procedures and policies are communicated with residents, that information published in hard copy or on the resident’s portal is maintained as 'current’ at all times and that relevant testing of procedures is carried out and documented.
• Be a point for escalation for leaseholder queries and more complex issues.
• Explain and discuss budgets, variance analysis and year end accounts with all stakeholders including colleagues, owners and the client.

Residential Management
• In conjunction with Head of Residential Operations, Implement S20 consultations from start to finish and explain the principals and steps clearly to all stakeholders.
• Understand leases and translate the requirements into practical working scenarios.
• Encourage frequent and open communication and information flows on relevant building and estate issues with the Owners Association and leaseholders.
• Attend, contribute and present in owners and client meetings.
• To work in conjunction with all internal departments and lead on internal processes to deliver client KPI s.
• Ensure that all procedures and policies are communicated with residents, that information published in hard copy or on the resident’s portal is maintained as 'current’ at all times and that relevant testing of procedures is carried out and documented and that communications are maximized using the Power app.
• To develop internal information to enhance the residents experience.
• To actively support and communicate the extensive community engagement and client events team.

Health & Safety
• A good understanding of H&S regulations and Compliance.
• Able to implement best practice and Standard Operating Procedures to ensure compliance.
• To input, maintain and report from H&S systems

Skills, Knowledge and Experience Required
•TPI qualified. Assoc RICS desired.

• Excellent communicator written and verbal
• Excellent financial skills including budgeting, forecasting and year end accounts reviews
• Leadership and credibility at senior level with Residential and mixed-use clients
• People Management, collaboration and communication skills
• Proven and extensive experience in residential property management
• Thorough understanding of residential leases
• Thorough understanding of statutory regulations including requirements under Landlord and Tenant Act
• Understanding of corporate structure and Client involvement
• Discretion and sensitivity in dealing with confidential matters

• Commercially aware with strong financial management skills
• Detailed understanding of RICS Service Charge Codes, Professional Statement, and regulations
• Utilities and building environmental management experience including liaison with Energy Supply Companies (ESCo’s)
