The role is to manage a team and responsible for the day-to-day management of the company's property portfolio which has circa 300 sites . The focus is to minimise operational property challenges, controlling costs, and responding to lease extensions and challenges.
Duties & Responsibilities for this Head of Commercial Property - Retail:
- Provide leadership and development for a team of Property Managers.
- Prepare property documents for presentation to senior management and Directors.
- Oversee and manage key lease events, ensuring appropriate allocation and resolution.
- Handle rent reviews and lease renewals from inception to completion.
- Promptly resolve disputes between Landlords and Tenants to minimise disruption and costs to the business.
- Address operational issues in stores quickly and efficiently.
- Make and implement independent decisions, carefully balancing risks, and benefits in alignment with the company's long-term financial goals.
- Take full responsibility for the management and maintenance of the property database.
To be successful in this Head of Commercial Property - Retail:
- Ideally having experience in a senior property or estate management role in acquisition and disposal of commercial or retail properties.
- Strong lease negotiation skills with a proven ability to deliver favourable commercial outcomes aligned with company objectives.
- Skilled in managing third-party professional teams and maintaining tenant/landlord relationships.
- Knowledgeable about legislative changes impacting property management.
- Analytical and commercially focused with a strong results-driven mindset.
- Proven leadership, relationship-building, and people management capabilities as you will leading a team.
- His role is predominately head office based but there is travel to sites and WFH requirements.
- Proficient in computer applications, including advanced use and manipulation of Excel spreadsheets.
- Professional qualifications (e.g., MRICS or equivalent) is desirable.
