Next Chapter Talent are seeking an experienced, (ideally MRICS or FRICS Chartered) Building Surveyor with a minimum of 3 years’ post-qualification experience to join their client who are an accomplished and trusted property group, built on a foundation of expertise and excellence over many years. This role demands a professional with specialized knowledge of Housing Condition and Disrepair law expertise to lead on identifying building defects and deterioration, offering a strong understanding of how these issues impact a building's integrity. The successful candidate will be based within an area office alongside a team of six, including a team Administrator, all of who play a vital role in ensuring effective management, maintenance and health and safety compliance across their regional portfolio of residential properties, spanning across Liverpool, Leeds, Manchester & Birmingham areas.
Key Responsibilities:
- Collaborate with the Senior Management teams and regional surveyors/engineers to ensure the effective implementation and maintenance of a comprehensive programme for major works.
- Support the Regional Manager and Management Surveyors in the efficient management and upkeep of the property portfolio.
- Work closely with the Regional Executive and Property Managers to assist in the preparation of specifications for major repairs and property re-decorations.
- Attend site meetings with consultants, contractors, and other stakeholders to review project progress.
- Ensure compliance with all procedures and protocols in the execution of property repairs.
- Maintain communication with tenants and leaseholders, attending meetings to discuss proposed or ongoing works.
- Oversee the performance of consultants and contractors, monitoring the progress of work to ensure standards are met.
- Prepare schedules for minor works related to the building maintenance of properties within the regional portfolio.
- Draft and issue all necessary notices to lessees regarding proposed works, in accordance with the Landlord & Tenant Acts, and engage with Residents' Associations and lessees on progress updates.
- Take appropriate action upon receipt of any Housing Act Notices from local authorities.
- Collaborate with the internal finance teams to review and approve payment summaries.
- Submit applications for grant paperwork to Local Authorities and process related documents, from project initiation to completion.
- Represent the company in court when required.
- Work with the Area Manager to address any issues or challenges that arise with specific properties.
- Assist Management Surveyors in identifying and diagnosing major repair needs within the portfolio.
- Liaise with the Company Insurance Department regarding insurance claims, offering technical advice, interacting with loss adjusters, and reviewing specialist reports and quotations.
- Make informed decisions within established guidelines for remedial works required.
- Approve all order forms issued to contractors by Management Surveyors and verify contractor invoices to ensure accuracy and prevent overcharging.
- Assist in the selection and approval of contractors, in coordination with the company’s Central Audit Unit and regional surveyors/engineers.
- Recommend appropriate hourly rates for existing and new contractors to Head Office, after consulting with the Area Manager.
- Act as a deputy for the Regional Manager in their absence, overseeing all relevant matters to ensure continued operational efficiency.

WORKING HOURS: Mon - Fri 9.15am to 5.30pm (36.25 hours per week)
