We are looking for an immediately available individual, to undertake a temporary role as a Building Services Technician, working for a prestigious institute based on the Biomedical Campus, Cambridge. Applicants will need to have experience of buildings maintenance with a particular focus on electrical services, testing, installation and maintenance and be able to demonstrate strong diagnostics and problem-solving skills. You will work well as part of a team, but equally have the ability to manage your own workload and be a confident communicator, able to build professional relationships with both internal and external personnel.

As the Building Services Technician, your role will be to carry out and oversee the maintenance and installation of electrical services within the building(s), to support the effective operation of departmental activities. Working with other team members and line management, you will highlight issues and resolve problems occurring with the building and infrastructure, carry out preventative maintenance, attend break downs and assist with Project and minor works (installations).

This assignment is to start immediately, for an initial 3-month period (possible extension). This is a full-time role, working 36.5 hours (8am-4pm Mon-Fri) and will be 100% site based.

Key Responsibilities:

  • Responsible for breakdown and preventive maintenance programmes. Be technically competent in the operation of complex plant and equipment, carry out safety checks and keep records accordingly, responsible for the diagnosis and repairs to specialist mechanical and electrical engineering plant and equipment.
  • Understand the workings of all critical, specialist and non-specialist electrical systems within the department, competently respond to, unusual and/or emergency situations as they arise, monitor and adjust the Building Management System in accordance with service requirements, respond and take appropriate action when alarm conditions arise.
  • Plan and co-ordinate minor building and refurbishment projects. Determine technical specifications of required work, oversee contractors work on site including final testing and commissioning. Keep an overview of the maintenance and refurbishment needs to ensure projects are completed in the most effective manner.
  • Supervise annual and 5 yearly electrical testing including recording of non-conformances and carryout out remedial works, Carry out regular emergency lighting checks. Establish systems to plan routine inspections, prioritise planned maintenance and where necessary carry out technical investigative work required to implement the work.
  • Contribute to safe working practices. Oversee the issue of permits to work, for all maintenance work; (electrical, hot works and general maintenance) in accordance with regulations. Ensure each task is executed in a safe and technically acceptable manner, report/ discuss any perceived breaches of security, safety, quality, standards etc. with Engineering Manager.
  • Carry out risk assessments in conjunction with Line managers, Health and Safety team and other appropriate personnel. Maintain records of electrical safety, fire safety and health and safety, ensure all building manuals are up to date and available for reference as required, inspect electrical installations and report abnormalities and ensure team members are familiar with relevant equipment and processes, assist with test evacuations.
  • Manage the storage space for the department, assess risks associated with occupancy and usage of storage space, prepare office space for new occupants in conjunction with administrators, assist the department’s safety officers including responsibility for PAT testing and safety of contractors.
  • Monitor stock. Place orders when required including expenditure within a set budget, source suppliers and new equipment, process delivery notes, maintain records of usage and cost, make recommendations on suppliers and alternatives, support and advise academic staff on equipment purchases.

The successful candidate will be able to demonstrate the following essentials:

  • Level 3 NVQ Diploma in Installing Electrical Systems and Equipment (Buildings, Structures and the Environment) or equivalent
  • Experience of building maintenance
  • Experience of specialised electrical systems
  • Demonstrate knowledge of Building Services involving understanding of relevant theory and/or principles
  • Good diagnostics and problem-solving skills
  • Good IT skills (Word, Excel, Outlook)
  • Ability to build professional relationships with contractors, colleagues, Line management and similar roles in other departments
  • Working knowledge of health & safety and fire safety legislation.

The following requirements are desirable:

  • Expertise across a range of disciplines (Mechanical maintenance, Fabric Maintenance)
  • Experience of Asset Management software
  • Apprenticeship in Electrical Engineering
  • Level 3 NVQ Diploma in Electrotechnical Services (Electrical Maintenance) or equivalent
  • 18th Edition (BS7671)
  • Level 3 Award in Initial and Periodic Inspection and Testing of Electrical Installations (2391-52)
